The unit does not belong to the reception area, so please do NOT to ask them about your key. 

As the complex cannot offer self check-in options, one of us will contact you before of your arrival day to arrange a time, and will meet you either at the complex or somewhere in the city (whichever suits you better) to give you the key for the apartment.

(a)  Lost or Stolen Keys:

All Cards & Keys which are either lost or stolen must be reported to the Manager’s office as soon as possible after the discovery of the loss or theft.

(b)  Keys Replacement:

Tenants who have lost or misplaced keys or who have had them stolen may contact the Manager, during office hours, to collect a new Key to their unit.  Replacement keys are $100.

If key is required outside office hours a “call-out’ fee of $100.00 will be charged.

Tenants have a duty of care to ensure the safety of apartment keys.

Unfortunately, the unit doesn’t have car park. 

I can organize car park in the building $10/night. Car parks on street are legal, and safe. 

($2.10/h Monday-Friday between 8.30 am-6.00 pm, Saturday 8.30 am-12.30 pm, Sunday FREE)

Guests using common areas are to ensure that they are left in a clean and tidy condition after use. 

Level 4: Swimming pool, gym and BBQ are. You can use all facilities with your room key card.

There is a washing machine in the unit with dryer.

All guests are responsible for the disposal of rubbish from their units or from common areas used by them. Rubbish must be placed inside bins, not on top of the lids.

Big blue and green rubbish bins are located on level 2 in the garage. The entrance for it, is just opposite of the elevators. Please bring your key card with you, otherwise you will lock yourself out.


STRICTLY NO PARTY

All Guests shall ensure that their behaviour does not interfere with the peace and quiet of other tenants. 


All noise must cease by 9.00 pm.


Behaviour such as abusive language, the creation of excessive noise, engaging in physical fights, bullying, harassment or other acts of violence against people or property will not be tolerated and may result in Police involvement.

Noise of all kinds is to be kept to a minimum at all times. The playing of radios, televisions, audio systems, and musical instruments is to be kept at a level which does not interfere with the peace and quiet enjoyment of all tenants.

The unit has a strict NON-SMOKING policy. 

Smoking, vaping and using fire incense is prohibited inside.

UP TO $100 FEE WILL BE ADDED TO YOU BOOKING FOR SMOKING IN THIS PROPERTY.

Smoke Alarm Instructions: *Press the RED button first and then clear the smoke*

If the Alarm Acknowledgement Modul sounds (high pitch squeal) you will have 30 seconds to press the red button. You then have 3 minutes to open all doors and ventilate the room of smoke, steam or dust, before the main fire panel will engage, calling the fire brigade automatically.

If you fail to follow these instructions, you will incur a $2500 call out charge.

None of the guests’ visitors are allowed to be in the house.

NO VISITORS/GUESTS OF THE GUESTS ARE ALLOWED TO USE THE HOUSE’S FACILITIES.

Willful damage or damage caused through unacceptable behavior will be repaired or replaced at the expense of the tenant or tenants involved.

Damage to or breakdown of any facility, fixture, item of furniture, furnishing or equipment provided must be reported to the Manager within 24 hours of the damage or breakdown occurring.

Guests are to maintain their rooms in a clean, safe and hygienic manner.

No furniture is to be removed from apartment unless written authority is given by management.

Guests are not permitted to affix any items to the walls. This includes Blu-Tac, picture hooks/nails/glue or any similar substance. Any marks or damage will be the responsibility of the guests.

No pets may be kept on the premises.

Alcohol in moderation may be consumed only in designated areas of the premises and on the condition that it does not cause a nuisance to other residents, staff, owners or managers at the facility. However, all are reminded that if alcoholic excess leads to unacceptable behaviour, its use is no excuse for the breach of the House Rules.

The possession and/or use of illegal drugs or the abuse of prescription drugs will not be tolerated and may result in Police involvement.

No form of business is to be conducted on or from the premises.

As previously mentioned, the possession and/or use of illegal drugs or abuse of prescription drugs will not be tolerated and may result in Police involvement.

The following items are strictly forbidden to be brought into the premises by Guests.

No dangerous, lethal or offensive weapon or firearm whether registered or not, is allowed on the premises. Noxious, explosive or other dangerous substances or Illegal substances, materials and goods (including the storage of stolen Goods)

Guests are responsible for the security of their unit. Access doors and windows to the premises are to be kept locked at all times. Keys to any part of the premises are not to be given or lent to non-tenants without prior approval from management.

Guests caught stealing within the premises, will result in Police involvement.

The tenant must take all of their belongings from the premises at the end of the tenancy.
The lessor may not treat belonging left behind as the lessor property, but must deal with them in accordance with the Residential Tenancies Act.

Managers and their staff reserve the right to access rooms as prescribed in terms of the Residential Tenancies Authority guidelines.

Guests are responsible for co-operating with one another and reaching agreement with one another.  Unresolved disputes between guests may be referred to the Manager for resolution.
